Development Project Management & Monitoring

Project Management is often misunderstood and plays a crucial role in the success of any project.

We define Project Management as “The planning, monitoring and control of all aspects of a project from inception to completion, including the motivation and management of all those involved to achieve the project objectives on time and to the specified cost, quality and performance”.

A PSK Project Manager offers more than preparing for and managing the construction phase of a project; our Project Managers are extremely commercial and assist our clients in identifying opportunity and engage with the market to create value. We then put in place a management framework to enable the value to be realised.

Our expertise is extensive and this includes the development management of numerous projects across multiple sites.

We apply our skills to identify value within our clients’ land and property portfolios. We then offer a complete ‘cradle to grave’ development management service designed to release and maximise the asset holder’s return via future divestment, associated purchase and/or development of the asset. We act as the client’s single point of contact, coordinating all parties required to deliver the project successfully.

As well as Project Management services we also act as project monitor on behalf of a funding body or purchaser to ensure the project is managed and constructed to the agreed specification time and budget.

PSK employ qualified Prince2 Practitioners and apply this methodology when appropriate.

Refurbishment

We have extensive experience of refurbishment and alteration projects across all sectors.

Our services include initial project appraisals and budget cost reviews, design and specification, pre contract services and advising on tender costs and full contract administration.

Dilapidations & Party Walls

Dilapidations relate to landlords’ and tenants’ responsibilities in accordance with their lease, primarily repairing, reinstatement and decoration obligations either during or at the end of the lease term.

Too often landlords fail to claim or tenants settle without any negotiation.

The principle is to ensure that the tenant acts responsibly and the landlord suffers no loss as a result of a tenant’s occupation by applying the Law of Dilapidations.

Whether you are an owner or occupier, an understanding of the legalities surrounding dilapidations is essential in order to understand your approach, negotiate successfully or plan your strategy to minimise future liabilities.

Our qualified and knowledgeable surveyors understand the law and can act on your behalf. Virtually, all dilapidations claims are settled directly by negotiation between surveyors without reference to lawyers.

We act on behalf of landlords and tenants and bring with us a pragmatic, legitimate and balanced understanding to ensure negotiations are handled effectively.

We have extensive Party Wall experience and regularly apply Party Wall legislation to protect the parties affected by such matters.

Surveys & Due Diligence

Our specialised surveyors provide bespoke and proactive advice for both commercial and residential property transactions. Our Directors each have over 20 years’ experience providing pre-acquisition and due diligence advice for funds, investors and private individuals. Our qualified surveyors are well placed to provide advice on property repairs and maintenance. We often respond to re-active maintenance issues in order to diagnose defects and advise and manage repairs.

We also undertake full planned maintenance programmes for our clients to identify cyclical maintenance issues, repairs and anticipated costs. These documents are invaluable information for our clients to preserve the asset value of their property portfolios and plan maintenance budgets over five and ten year periods.
